How to Prepare a Home for Real Estate Photos

What should I do to prepare my home?

At a minimum, the house should look clean and organized.

  • Decluttering countertops

  • Smaller things, such as removing visible garbage cans, window decorations, dog beds, and toys go a long way.

  • Checking to ensure that every light fixture in the home turns on with a working light bulb is a great and enhancing plus.

EXTERIOR:

  • Park vehicles away from the house or in the garage.

  • Freshen up landscaping. (Mowing, Remove trash, branches, leaves, etc.)

  • Remove debris, hose, and toys from the pool.

  • Hide outdoor trash and recycling bins - it is best to place them in a garage or hidden area.

  • Remove cover from grill.

  • Straighten up outdoor furniture.

  • Raise up umbrellas.

  • Remove seasonal decor.

INTERIOR:

  • Depersonalize home with photos, names, etc.

  • Remove decorations from windows.

  • Turn off fans; store portable fans.

  • Clean mirrors and windows.

  • Vacuum carpets

  • Clear all countertops and remove clutter.

  • Store pet dishes, toys, beds, etc.

  • Turn off televisions, computers, and dust screens.

  • Hide remote controls and chargers.

  • Straighten furniture.

  • Hide electrical cords and cables.

  • Remove seasonal decor.

  • Make beds and declutter bedside tables.

  • Close toilet lids.

  • Remove bathroom counter and shower items.

  • Remove bathroom towels.

How Long Will it Take to Photograph the Property?

Most shoots take between 45 min-1 hour. (for photos only)

If we are also capturing Cinematic Video it could be an additional hour.

However, timing can vary depending on the size of the home and what we are shooting, so if we notice that it could be longer than the time mentioned above we will communicate accordingly.

Twilights

Twilight photography will typically be taken in the first or last 30 min of sunlight. It is crucial that all lights inside and outside of the house are turned on as to create the most appealing look.

As well as any fire pits, pool lights, etc.

Removing cars, garbage cans, leaves, and any other clutter is highly recommended for these photos.
